KWSP/EPF Withdrawal Guide for House Construction
KWSP withdrawal for housing, subject to KWSP rules. It is not a loan, but it reduces your retirement savings.
Withdrawing your own savings is not a loan. Conditions and amounts are set by KWSP.
KWSP (Employees Provident Fund) allows members to withdraw savings for housing purposes, subject to KWSP rules. This is not a loan. The conditions, permitted amount and account used are set by KWSP and can change; always check the official KWSP website or i-Akaun before you decide.
KWSP Accounts and Housing Withdrawals
The KWSP account structure has changed over time. This page deliberately does not state account names, contribution percentages or a calculation formula, because those details are set by KWSP.
- 1The account that can be used for a housing withdrawal, and your eligible balance, can be checked through i-Akaun or a KWSP counter.
- 2The permitted amount depends on the type of withdrawal, your account balance and KWSP's current conditions.
Refer to KWSP (kwsp.gov.my) for the current conditions of housing withdrawals, including building a house on your own land.
Eligibility Requirements
- KWSP member; age, minimum balance and ownership conditions are set by KWSP
- The land and type of construction must meet KWSP's housing withdrawal conditions
- Supporting documents such as land title, approved plans and a construction contract may be requested
- Check your eligibility directly with KWSP before signing a contract
How Much Can Be Withdrawn?
The withdrawal amount is determined by KWSP. We do not publish a calculation formula because it has not been confirmed from an official source.
How to Check:
- Check your balance and eligible account through i-Akaun
- Get the calculation or confirmation of the amount from KWSP
- Compare it with the construction cost in a written quotation
- The final amount is the amount approved by KWSP
Points To Confirm With KWSP
- Whether buying land only is eligible
- Whether commercial property is eligible
- Whether building on land not in your own name is eligible
- Whether a second withdrawal for the same property is allowed
