House Renovation Contractor in Selangor & KL

One scope, one quotation and one schedule to renovate your whole house

A full-house renovation means one contractor coordinates several renovation trades in a single project, from demolition, plumbing and electrical work to ceilings, tiling, cabinets and painting, instead of you hiring a separate tradesperson for every room. This page is for owners of terrace, semi-D, bungalow or subsale homes in Selangor and Kuala Lumpur who want to hire a contractor to renovate the whole house. If you are still preparing, start with the guides at the bottom of this page.

What a Full-House Renovation Includes

The usual scope of a complete house renovation. Your actual scope is written into the quotation after a site visit.

  • Demolition and disposal of construction waste
  • Plumbing and drainage: replacing or adding water points
  • Electrical work and rewiring, including DB board where needed
  • Waterproofing for bathrooms and wet areas
  • Plastering, screeding, tiling and flooring
  • Ceilings (including plaster ceilings) and lighting
  • Cabinets, doors and custom carpentry
  • Interior and exterior painting and final cleaning

What Is Usually Not Included

  • Major structural work such as adding a floor or moving beams and columns. This needs plans, an engineer and PBT approval (see House Extension).
  • Loose furniture such as sofas, beds and freestanding wardrobes, and electrical appliances unless stated in the quotation.
  • PBT approval fees, engineer or architect fees, and building management deposits or charges (strata), unless stated.
  • External works such as landscaping, fencing and a new roof unless included in the written scope.
  • Extra work found after walls or floors are opened. It is agreed in writing before it is carried out.

Building a new home on empty land rather than renovating an existing one? That is a separate service: building a new house on your own land.

Estimate assumptions

  • These figures match the tiers used by this site's calculator and have not been verified by the contractor.
  • The final price is set after a site visit, specification and quantities.

Estimates only — actual prices depend on site survey, specifications and quantities.

Timeline

Duration depends on floor area, scope, materials and approvals. We do not publish a generic figure; a written schedule is given after the site visit and once the scope is finalised.

Prepare This Before Asking for a Quotation

Complete information helps us give you a more accurate quotation.

  • Location and house type (terrace, semi-D, bungalow, subsale or strata home) and approximate built-up area.
  • Photos or video of every room, including existing problems such as leaks, cracks or old pipes.
  • A list of rooms and work you want, split into must-have and can-wait.
  • House plans or rough measurements if you have them.
  • A budget range you are comfortable with and a target move-back date.
  • Reference photos of styles and finishes you like.
  • Home status: occupied or empty, plus building management rules, working hours and lift access if strata.
  • Existing approved plans if the work involves structural changes or added floor area.

Ask for a quotation that separates materials, labour and excluded items so it is easy to compare.

House Renovation FAQ

Grouped by what you are looking for

I want to hire a contractor

What is the difference between a full-house renovation and renovating a single room?

A full-house renovation coordinates several trades (demolition, plumbing, electrical, waterproofing, ceilings, tiling, cabinets and painting) under one scope, one quotation and one schedule. Renovating a single room, such as just the kitchen or bathroom, has its own service page. If you only need one room, use that page.

Do you take house renovation jobs in Selangor and KL?

Yes, we serve Selangor and Kuala Lumpur. Contact us with your location and house type to confirm coverage before a site visit.

Can I keep living in the house while work is under way?

Some projects can be phased, but expect dust, noise and water or power interruptions. For large scopes many owners move out temporarily. We discuss what suits your situation after seeing the house.

Cost and budget

What is the estimated cost of a full-house renovation?

Market estimates not yet verified by the contractor, per built-up sq ft: Basic RM 100 – RM 140 psf, Mid-range RM 160 – RM 220 psf, Premium RM 240 – RM 320 psf. This is not a quotation. The actual price is set after a site visit, specification and quantities.

What makes a house renovation cost more?

Common factors are floor area, old plumbing and wiring, leaks found once walls are opened, structural work, material choices and site access. Ask for every item and exclusion in writing so quotations can be compared fairly.

Can I use EPF (KWSP) or LPPSA to renovate my house?

Do not assume it is automatic. Eligibility depends on the scheme, property type and current rules. Check directly with KWSP or LPPSA, and treat our financing guides as an initial reference only.

Process, timeline and approvals

How long does it take to renovate a whole house?

There is no fixed duration because it depends on floor area, scope, materials and approvals. A written schedule is given after the site visit, once the scope is finalised.

Do I need local authority (PBT) approval to renovate?

Light interior work usually does not, but structural work, extensions, facade changes or roof changes can need PBT approval. Strata homes may also need building management consent. Check before work starts.

What should I prepare to get a quotation?

Location and house type, photos or video of each room, a prioritised list of work, plans if you have them, a budget range and a target date. The full list is in the checklist section of this page.

Still planning?

Is there a checklist before I start renovating?

Yes. Our house renovation checklist article on the blog walks through scope, budget, permits, contracts and final inspection step by step. It is written in Malay.

I only want kitchen renovation costs. Where do I look?

See the kitchen renovation page and the 2026 kitchen renovation cost article. This page covers renovating the whole house, not just the kitchen.
